What you may not know is how much tax you should be paying, how and when you are supposed to pay it, and if you&#8217;re entitled to any <a href=\"https:\/\/www.taxback.com\/en\/ireland\/\" target=\"_blank\" rel=\"noopener\">tax rebate<\/a>.<\/p>\n<p>Fortunately, we&#8217;re on hand to answer all of your questions!<\/p>\n<p>So let&#8217;s get started.<\/p>\n\n<p><strong><p style=\"text-align: center;\"><strong>If you are a landlord, you could be due a tax refund<\/strong><\/p>\r\n<p style=\"text-align: center;\" class=\"orange-cta-btn\"><a style=\"padding: 15px; text-align: center; border-radius: 30px; font-size: 20px; font-weight: bold; background-color: #e74632; color: #fff; margin: 25px 0px 25px 0px;\" href=\"https:\/\/www.taxback.com\/user\/#\/application\/ireland\/essentials\"; target =\"_blank\" rel=\"noopener\";>GET YOUR REFUND NOW<\/a><\/p><\/strong><\/p>\n<h2 id=\"tax-on-rental-income\">Tax on rental income<\/h2>\n<h3 id=\"how-is-rental-income-taxed\">How is rental income taxed?<\/h3>\n<p>It is taxable if you receive income from renting out a property or from another source that qualifies as rental income.<\/p>\n<p>Generally speaking, you&#8217;ll pay either 20% or 40% tax on your net rental income, depending on your circumstances (marital status, how much you&#8217;re charging tenants, whether you have other forms of income, etc).<\/p>\n<p><strong>Rental income includes:<\/strong><\/p>\n<ul>\n<li>the renting out of a house, flat, apartment, office, or farmland<\/li>\n<li>or payments you receive for:\n<ul>\n<li>allowing advertising signs or communication transmitters to be put up on your property<\/li>\n<li>allowing a right of way through your property<\/li>\n<li>allowing sporting rights such as fishing or shooting rights on your property<\/li>\n<li>the cost of work to your rental property (paid by the tenant). This means you must <strong data-start=\"490\" data-end=\"517\">register for Income Tax<\/strong> (using a <strong data-start=\"527\" data-end=\"539\">TR1 form<\/strong> if you\u2019re not already registered) from the date the property was first let, and <strong data-start=\"620\" data-end=\"649\">file a Form 11 tax return<\/strong> each year.<\/p>\n<p data-start=\"669\" data-end=\"895\">If your <strong data-start=\"677\" data-end=\"718\">net rental profits are \u20ac5,000 or less<\/strong>, you\u2019re <strong data-start=\"727\" data-end=\"766\">not regarded as a chargeable person<\/strong> and don\u2019t need to register for Income Tax. However, you still must <strong data-start=\"834\" data-end=\"864\">declare your rental income<\/strong> \u2014 usually via a <strong data-start=\"881\" data-end=\"892\">Form 12<\/strong>.<\/p>\n<p data-start=\"902\" data-end=\"1046\"><strong data-start=\"902\" data-end=\"911\">Note:<\/strong> Even if you believe you have no tax liability, you should <strong data-start=\"970\" data-end=\"1010\">complete an annual income tax return<\/strong> to remain compliant with Revenue.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-11155\" src=\"https:\/\/taxback.com\/blog\/wp-content\/uploads\/2024\/09\/How-much-rent-can-you-earn-before-you-pay-tax.jpg\" alt=\"How much rent can you earn before you pay tax\" width=\"824\" height=\"549\" srcset=\"https:\/\/www.taxback.com\/blog\/wp-content\/uploads\/2024\/09\/How-much-rent-can-you-earn-before-you-pay-tax.jpg 824w, https:\/\/www.taxback.com\/blog\/wp-content\/uploads\/2024\/09\/How-much-rent-can-you-earn-before-you-pay-tax-270x180.jpg 270w, https:\/\/www.taxback.com\/blog\/wp-content\/uploads\/2024\/09\/How-much-rent-can-you-earn-before-you-pay-tax-300x200.jpg 300w, https:\/\/www.taxback.com\/blog\/wp-content\/uploads\/2024\/09\/How-much-rent-can-you-earn-before-you-pay-tax-768x512.jpg 768w, https:\/\/www.taxback.com\/blog\/wp-content\/uploads\/2024\/09\/How-much-rent-can-you-earn-before-you-pay-tax-380x253.jpg 380w, https:\/\/www.taxback.com\/blog\/wp-content\/uploads\/2024\/09\/How-much-rent-can-you-earn-before-you-pay-tax-800x533.jpg 800w\" sizes=\"auto, (max-width: 824px) 100vw, 824px\" \/><\/p>\n<h4 id=\"2-renting-out-a-room-in-your-home-on-a-long-term-basis\">(2) Renting out a room in your home on a long-term basis<\/h4>\n<p data-start=\"303\" data-end=\"526\">If you let out a room (or rooms) in your main home on a <strong data-start=\"359\" data-end=\"395\">long-term or academic-year basis<\/strong>, and your <strong data-start=\"406\" data-end=\"467\">gross rental income does not exceed \u20ac14,000 in a tax year<\/strong>, you can qualify for <strong data-start=\"489\" data-end=\"511\">Rent-a-Room Relief<\/strong> (see below).<\/p>\n<p data-start=\"533\" data-end=\"729\">If your <strong data-start=\"541\" data-end=\"580\">gross rental income exceeds \u20ac14,000<\/strong> in a tax year, you <strong data-start=\"600\" data-end=\"620\">will not qualify<\/strong> for the relief \u2014 your full rental income becomes taxable and you\u2019ll need to <strong data-start=\"697\" data-end=\"715\">file a Form 11<\/strong> tax return.<\/p>\n<p data-start=\"736\" data-end=\"950\"><strong data-start=\"736\" data-end=\"745\">Note:<\/strong> The <strong data-start=\"750\" data-end=\"798\">\u20ac14,000 threshold remains unchanged for 2026<\/strong>. Relief still applies only to <em data-start=\"829\" data-end=\"861\">long-term residential lettings<\/em> \u2014 not to <strong data-start=\"871\" data-end=\"904\">short-term or holiday rentals<\/strong> (for example, Airbnb or similar platforms).<\/p>\n<h4 id=\"3-renting-out-a-room-in-your-home-on-a-temporary-or-short-term-basis\">(3) Renting out a room in your home on a temporary or short-term basis<\/h4>\n<p>If you let a room in your home \u2013 or your entire home \u2013 temporarily (for example via Airbnb) you will not be able to avail of rent-a-room relief.<\/p>\n<p>If you earn more than \u20ac5,000 in rental income per year you will need to register for income tax and complete Form 11 tax return each year. If your rental income amounts to less than \u20ac5,000 per year, you must file a Form 12 each year.<\/p>\n<h3 id=\"what-is-the-tax-deadline-for-my-rental-income\">What is the tax deadline for my rental income?<\/h3>\n<p>The deadline for filing your <a href=\"https:\/\/www.taxback.com\/en\/ireland\/landlord-tax-return\/\" target=\"_blank\" rel=\"noopener\">tax return<\/a> and paying tax on your rental income is 31 October each year.<\/p>\n<h3 id=\"i-want-to-rent-to-a-family-member-will-i-have-to-pay-tax-on-this\">I want to rent to a family member. Will I have to pay tax on this?<\/h3>\n<p>Yes. Tax will be due if you rent property to a member of your family.<\/p>\n<p>It&#8217;s also important to note that if you are renting out a room in your home to your son or daughter you will not be able to avail of rent-a-room relief. However, there is no rent-a-room relief restriction if you are letting a room to other family members.<\/p>\n<p>It is also worth remembering that if you provide rent-free accommodation (outside of the family home) to a child, this will be deemed a gift and it may be subject to tax.<\/p>\n<p>Both parents can each give an annual tax-free gift to a value of \u20ac3,000 to their child (\u20ac6,000 in total). If the annual market value of the rent is worth more than the gift allowance (\u20ac3,000 &#8211; \u20ac6,000, depending on your circumstances) then tax will be due. If it is worth less than the gift allowance, no tax will be due.<\/p>\n<p>Rent-free accommodation provided to a child who is either under 18 or under 25 and in third-level education will be exempt from tax.<\/p>\n<p><strong><p style=\"text-align: center;\"><strong>If you are a landlord, you could be due a tax refund<\/strong><\/p>\r\n<p style=\"text-align: center;\" class=\"orange-cta-btn\"><a style=\"padding: 15px; text-align: center; border-radius: 30px; font-size: 20px; font-weight: bold; background-color: #e74632; color: #fff; margin: 25px 0px 25px 0px;\" href=\"https:\/\/www.taxback.com\/user\/#\/application\/ireland\/essentials\"; target =\"_blank\" rel=\"noopener\";>GET YOUR REFUND NOW<\/a><\/p><\/strong><\/p>\n<h2 id=\"rental-expenses\">Rental expenses<\/h2>\n<h3 id=\"what-rental-expenses-can-i-claim\">What rental expenses can I claim?<\/h3>\n<p>There are several items that can be deducted from your rental income to reduce your overall tax liability.<\/p>\n<p>Examples include:<\/p>\n<h4 id=\"1-prtb-registration\">(1) PRTB Registration<\/h4>\n<p>You can claim back the full amount for both the initial fee you pay to register with the Private Residents Tenancy Board and the sum you paid per tenant (this is provided you haven&#8217;t incurred any penalties for late registration).<\/p>\n<h4 id=\"2-repairs-and-maintenance-wear-and-tear\">(2) Repairs and Maintenance\/Wear and Tear<\/h4>\n<p>Repairs and Maintenance covers the cost of fixing broken windows\/locks, servicing boilers etc, whereas Wear and Tear is a deduction taken off your taxable income to account for the price of furnishings and fittings if you&#8217;ve pre-furnished your property for tenants.<\/p>\n<p>Note that Wear and Tear cover all expenditures on brand-new furnishings (provided you keep all your receipts), but Repairs and Maintenance have to be essential and non-profitable to qualify. This cost is not tax deductible. However, any costs for legal aid you receive about Stamp Duty are deductible.<\/li>\n<li><strong>Local Property Tax (LPT)<\/strong><\/li>\n<\/ul>\n<h3 id=\"how-can-i-claim-rental-expenses\">How can I claim rental expenses?<\/h3>\n<p>You must declare your rental expenses on your tax return \u2013 either Form 11 or Form 12, depending on your circumstances.<\/p>\n<p>It&#8217;s very important that you organise and store all documents (invoices, receipts, etc) relating to the rental expenses that you&#8217;re claiming.<\/p>\n<p><strong><p style=\"text-align: center;\"><strong>If you are a landlord, you could be due a tax refund<\/strong><\/p>\r\n<p style=\"text-align: center;\" class=\"orange-cta-btn\"><a style=\"padding: 15px; text-align: center; border-radius: 30px; font-size: 20px; font-weight: bold; background-color: #e74632; color: #fff; margin: 25px 0px 25px 0px;\" href=\"https:\/\/www.taxback.com\/user\/#\/application\/ireland\/essentials\"; target =\"_blank\" rel=\"noopener\";>GET YOUR REFUND NOW<\/a><\/p><\/strong><\/p>\n<h2 id=\"rent-a-room-relief\">Rent-a-room relief<\/h2>\n<h3 id=\"what-is-rent-a-room-relief\">What is rent-a-room relief?<\/h3>\n<p>Rent-a-room relief is an initiative that allows homeowners to earn rental income tax-free (the income is not liable to PRSI, the Universal Social Charge, or income tax).<\/p>\n<p>To qualify for rent-a-room relief:<\/p>\n<ul>\n<li>Your rental income must not exceed \u20ac14,000 in a tax year (the limit has been \u20ac14,000 since 2017)<\/li>\n<li>Your home must be located in the state<\/li>\n<li>A self-contained unit, such as a basement flat or a converted garage attached to your home can also qualify for this relief<\/li>\n<li>You must occupy it as your sole residence during the year of assessment (it&#8217;s your home for the greater part of the year)<\/li>\n<li>Relief only applies to residential tenancies and not to short-term guest arrangements.
