{"id":13925,"date":"2022-09-19T11:48:05","date_gmt":"2022-09-19T09:48:05","guid":{"rendered":"https:\/\/seoblog.taxback.com\/?p=13925"},"modified":"2022-09-19T11:48:41","modified_gmt":"2022-09-19T09:48:41","slug":"non-resident-landlords-and-tax","status":"publish","type":"post","link":"https:\/\/www.taxback.com\/blog\/non-resident-landlords-and-tax\/","title":{"rendered":"Non-Resident Landlords and Tax &#8211; The Basics"},"content":{"rendered":"<p>Whether you live in Belfast or Belize, if you rent property in the Republic of Ireland any money you make from lettings is still chargeable to the same tax as residents of the State.<\/p>\n<p>Your gross monthly earnings are subject to income tax, and you must submit a <a href=\"https:\/\/www.taxback.com\/en\/ireland\/landlord-tax-return\/\" target=\"_blank\" rel=\"noopener\">rental income tax return<\/a>\u00a0to the revenue every year.<\/p>\n\n<p>However, in terms of paying your taxes, the standard practice for non-resident landlords is that your tenants withhold the 20% income tax from their monthly rent and pay it to the revenue on your behalf.<\/p>\n<p style=\"text-align: center;\"><strong>If you are a landlord, you could be due a tax refund<\/strong><\/p>\r\n<p style=\"text-align: center;\" class=\"orange-cta-btn\"><a style=\"padding: 15px; text-align: center; border-radius: 30px; font-size: 20px; font-weight: bold; background-color: #e74632; color: #fff; margin: 25px 0px 25px 0px;\" href=\"https:\/\/www.taxback.com\/user\/#\/application\/ireland\/essentials\"; target =\"_blank\" rel=\"noopener\";>GET YOUR REFUND NOW<\/a><\/p>\n<p>This might seem like a strange way of doing things, but it was implemented as a way of ensuring that these taxes are actually paid by foreign landlords.<\/p>\n<p>Placing the responsibility of withholding with tenants means that the people responsible for any payments are located in Ireland instead of overseas, making the process more straightforward than having to send or receive a return from abroad.<\/p>\n<h2 id=\"confused-how-it-works\">Confused? How it works:<\/h2>\n<p>Say you live in Lyon, and charge \u20ac800 a month on a house you&#8217;re renting in Cork.<\/p>\n<p>Once the tenancy is agreed upon, you or your tenant would have to contact your local Revenue Office to make arrangements about where your income tax is payable. Once that&#8217;s sorted, every month your tenants deduct 20% from the rent due to you and send this over to Revenue as your income tax.<\/p>\n<p>If you&#8217;re charging \u20ac800, your tenant would pay you \u20ac640 and send the other \u20ac160 either as direct debit or cheque. Your tenants are essentially taking on another person&#8217;s tax responsibilities that they wouldn&#8217;t have to deal with if they were renting from an Irish resident.<\/p>\n<p>If you&#8217;re unfortunate enough to get a tenant who doesn&#8217;t pay those taxes, it can cause you trouble that might not be easily resolved if you&#8217;re living in another country.
