The report stated that while there is significant growth in the availability of houses for sale, the rental sector is at a record low and \u201ccontinues to worsen\u201d. The fact is there\u2019s way too much demand and not enough supply, which means there are lots of opportunities for would-be landlords.<br \/>\n<iframe loading=\"lazy\" title=\"YouTube video player\" src=\"https:\/\/www.youtube.com\/embed\/2_pTEzvp970?si=Fyr2mDGvY74MnmDC\" width=\"100%\" height=\"350\" frameborder=\"0\" allowfullscreen=\"allowfullscreen\"><\/iframe><br \/>\nDid you know that you could be renting out a room in your home and earning \u20ac14,000 a year\u00a0<b>tax-free<\/b>\u00a0with the rent-a-room scheme?<\/p>\n<p>If you\u2019ve never heard of the scheme, don\u2019t worry, you\u2019re not alone. Well, as long as the income amounts to no more than \u20ac14,000.<\/p>\n<h2 id=\"as-with-any-tax-relief-scheme-there-are-of-course-some-rules-to-consider\"><b>As with any tax relief scheme, there are of course some rules to consider!<\/b><\/h2>\n<p style=\"text-align: center;\"><strong>We take the hassle out of filing your Irish tax return<\/strong><\/p>\r\n<p style=\"text-align: center;\" class=\"orange-cta-btn\"><a style=\"padding: 15px; text-align: center; border-radius: 30px; font-size: 20px; font-weight: bold; background-color: #e74632; color: #fff; margin: 25px 0px 25px 0px;\" href=\"https:\/\/www.taxback.com\/user\/#\/application\/ireland\/essentials\"; target =\"_blank\" rel=\"noopener\";>GET STARTED<\/a><\/p>\n<h2 id=\"heres-what-you-need-to-know-about-the-rent-a-room-scheme\"><b>Here\u2019s what you need to know about the Rent-a-Room Scheme:<\/b><\/h2>\n<ul>\n<li>To qualify for the relief, your home must be located in the State.<\/li>\n<li>You must live in the house and it must be your sole residence during the year of assessment. No exceptions.<\/li>\n<li>You don\u2019t have to own the property, you can sublet it but you must be given consent from your landlord.<\/li>\n<li>The price that tenants pay for rent, food, utilities, laundry or similar goods and services must not exceed the \u20ac14,000 limit in the tax year 1 January \u2013 31 December)<\/li>\n<li>You can\u2019t deduct expenses from your rental income while claiming rent-a-room relief. However, if you qualify for the relief, the income you receive from renting out the room is not liable to PRSI, USC or income tax\u00a0<i>but\u00a0<\/i>you must file a tax return to declare your rental income.<\/li>\n<li>The rent-a-room relief will not affect your mortgage interest relief or your exemption from CGT<\/li>\n<li>You cannot rent the room to a partner or your children nor an employee or employer.<\/li>\n<li>You can rent out one or multiple rooms as long as the total income from these rooms combined, is below the \u20ac14,000 mark.<\/li>\n<li>All of the rent money you receive from tenants must cover their bills.<\/li>\n<li>You must declare the income you make from renting a room.<\/li>\n<\/ul>\n<p>Once you exceed the \u20ac14,000 mark by even one euro, you will be taxed on the full amount so the rent (including bills) for all rooms and tenants cannot exceed a yearly income of \u20ac14,000.<\/p>\n<p>When you\u2019re declaring your rental income, you can check if you\u2019ve overpaid as far back as 4 years.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-14040\" src=\"https:\/\/taxback.com\/blog\/wp-content\/uploads\/2025\/01\/Short-term-rentals.jpg\" alt=\"Short-term rentals\" width=\"2121\" height=\"1414\" srcset=\"https:\/\/www.taxback.com\/blog\/wp-content\/uploads\/2025\/01\/Short-term-rentals.jpg 2121w, https:\/\/www.taxback.com\/blog\/wp-content\/uploads\/2025\/01\/Short-term-rentals-270x180.jpg 270w, https:\/\/www.taxback.com\/blog\/wp-content\/uploads\/2025\/01\/Short-term-rentals-300x200.jpg 300w, https:\/\/www.taxback.com\/blog\/wp-content\/uploads\/2025\/01\/Short-term-rentals-768x512.jpg 768w, https:\/\/www.taxback.com\/blog\/wp-content\/uploads\/2025\/01\/Short-term-rentals-1024x683.jpg 1024w, https:\/\/www.taxback.com\/blog\/wp-content\/uploads\/2025\/01\/Short-term-rentals-1536x1024.jpg 1536w, https:\/\/www.taxback.com\/blog\/wp-content\/uploads\/2025\/01\/Short-term-rentals-2048x1365.jpg 2048w, https:\/\/www.taxback.com\/blog\/wp-content\/uploads\/2025\/01\/Short-term-rentals-380x253.jpg 380w, https:\/\/www.taxback.com\/blog\/wp-content\/uploads\/2025\/01\/Short-term-rentals-800x533.jpg 800w, https:\/\/www.taxback.com\/blog\/wp-content\/uploads\/2025\/01\/Short-term-rentals-1160x773.jpg 1160w\" sizes=\"auto, (max-width: 2121px) 100vw, 2121px\" \/><\/p>\n<h2 id=\"short-term-rentals\"><b>Short-term rentals<\/b><\/h2>\n<p>You should know that short-term rentals do not qualify for the relief. In fact, in October 2018, Airbnb was cut from the rent-a-room relief. This is after Minister for Finance, Paschal Donohoe pushed for the exclusion of short-term rentals and tourism rentals from the scheme.<\/p>\n<p>But what exactly is a \u201cshort-term\u201d rental and what kind of circumstances might affect whether you qualify for the scheme.<\/p>\n<p>In a 2018 Tax and Duty manual, Revenue defines a short-term letting as all or part of a house, apartment or other similar establishment to a tourist, holidaymaker or other visitor for a period which does not exceed or is unlikely to exceed 8 consecutive weeks.<\/p>\n<p>So for example, if you rent the room out to a student who leaves each weekend, you qualify. And if you then rent the room out to other people during the weekend, you are not covered. The person renting the room must be planning on staying long-term.<\/p>\n<p>You cannot claim relief on a room that is used for business purposes or short-term stays provided through any of the following: a bed and breakfast, a guesthouse or an online booking site.<\/p>\n<p style=\"text-align: center;\"><strong>We have a tax return service for Landlords<\/strong><\/p>\r\n<p style=\"text-align: center;\" class=\"orange-cta-btn\"><a style=\"padding: 15px; text-align: center; border-radius: 30px; font-size: 20px; font-weight: bold; background-color: #e74632; color: #fff; margin: 25px 0px 25px 0px;\" href=\"https:\/\/www.taxback.com\/user\/#\/application\/ireland\/essentials\"; target =\"_blank\" rel=\"noopener\";>APPLY NOW<\/a><\/p>\n<h2 id=\"lets-look-at-some-examples-of-how-the-rent-a-room-scheme-works\"><b>Let\u2019s look at some examples of how the Rent-a-Room scheme works<\/b><\/h2>\n<h3 id=\"tom\"><b>Tom\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0<\/b><\/h3>\n<p>Tom bought a new house in March 2015 for occupation as his main residence. As his mortgage repayments were extremely high, he decided to let the spare room in his house. He received a rental income of \u20ac11,000 in 2018. He also received \u20ac1,500 for providing meals to his tenant.<\/p>\n<p>Tom\u2019s gross income from renting out the room and providing this service was \u20ac12,500. This amount exceeds the limit for 2015 (\u20ac12,000) therefore he is not entitled to the rent-a-room relief for that year.<\/p>\n<p>During Budget 2016, the maximum income was increased for the rent-a-room scheme from \u20ac12,000 to \u20ac14,000. If you are claiming back as far as 4 years, it\u2019s important to check what the limit was for the correct tax year.<\/p>\n<h3 id=\"sarah\"><b>Sarah<\/b><\/h3>\n<p>Sarah is renting a house that is her sole residence. During 2018, she sub-let a room, with permission from her landlord. Her tenant paid her gross rent of \u20ac15,000. While the room was sublet, Sarah spent \u20ac1,500 on repairs to the room following water damage. In this scenario, Sarah is not entitled to rent-a-room relief for 2018 because her gross income from letting the room exceeds the \u20ac14,000 limit.<\/p>\n<p>The expenses of \u20ac1,500 cannot be taken into account for the exemption limit purposes. The amount of taxable income is \u20ac13,500 (\u20ac14,000 less \u20ac1,500 expenses) \u2013 assuming there are no other allowable expenses.<\/p>\n<h3 id=\"jim\">Jim<\/h3>\n<p>Jim wants to buy a property worth \u20ac220,000. The house has three bedrooms, two of which will be spare. If the average rent per room in his area is \u20ac250, he would be earning around \u20ac500 a month. That means Jim could potentially earn around \u20ac6,000 a year, tax-free.<\/p>\n<p>If his mortgage is \u20ac745 per month, that means he could own the property for \u20ac245 per month. Usually a need for extra income. Unlike professional landlords who make a living leasing out houses, accidental landlords are much less official and often aren\u2019t protected by the same landlord-tenant laws.<\/p>\n<p>Accidental landlords often lack familiarity with things like business and tax returns but the fact is, you\u2019re a landlord, accidental or not, and that comes with certain responsibilities and obligations. While this has its upside it can also leave you vulnerable.<\/p>\n<p>Renting out a room in your home is a nice way for you to earn money tax-free and to make a difference to someone looking for a home just remember that you should always try to legally protect yourself if you\u2019re trying out a venture like this. You are not covered by landlord-tenant law so take the proper precautions.<\/p>\n<p>Create a written contract that includes information on things like; rent costs, what is and is not included, if there is a deposit required and how much it is, whether your tenants need to give notice if they\u2019re leaving and how much notice they must give.
